About the Property
The Ranch is a very large, private, mansion home located in an exlusive and secure gated community in the SGV Foothills.
It is a sprawling estate with history, architecture, iron gates, brick and stone, and features a pool, pool house, multiple living spaces, private gardens, and is semi-furnished.
The main house contains four rental suites (two or more rooms each), occupied by housemates. The suites are very large, and each includes a large luxury bathroom. The rest of the house is shared, which includes the laundry room, kitchen, pool, and many other common areas. The on-site the property manager's office is adjacent to the main house, so there is someone available to oversee the ongoing care of the house and grounds, as well as attend to any tenants' needs.
While we encourage our tenants to enjoy everything the Ranch has to offer, make it their home, and entertain their friends and family, the Ranch is not a "party-house", and we do have a limit to occupancy to ensure that all tenants can enjoy the house at any time. Technically, this is a shared home, however the size of the house, the rooms, and the amenities are what set it apart.
All of our housemates are mature, responsible adults who enjoy the security of our gated community, the tranquility of a large estate home, and the lifestyle and amenities that go with it, as opposed to the typical apartment experience. And while the ability to co-habitate with others is a must, the house is actually large enough where more often than not, you won't even see your housemates unless you seek them out.
Your Private Suite
There are four private and secure living suites are available for rent at The Ranch. Each suite ranges in size and price, but all contain large closets, luxury private bathrooms, each with a separate shower stall and bathtub, large vanities and sinks, and private toilet. The larger suites can be furnished like you would an apartment, or you can choose to spread out into the shared areas of the house. Just as with an apartment, you will have keys to your private suite.
The House You Share
The rest of the house is shared. Please note that this includes the kitchen, dining area, pool, and all the grounds that surround the house. While each suite is quite large and provides ample privacy, this is in fact a shared home, and you will have housemates who have the same rights as you to all shared areas.
That said, unlike most shared homes, this is an enormous estate set on acres of land, and there is more than enough space for multiple tenants to socialize, entertain, while others can enjoy quiet tranquility at the same time.
The house is partially furnished. The dining area contains a table with seating for six, plus two high-back barstools at the eat-in kitchen counter. Access to the front patio and BBQ is located off the kitchen, and the patio contains seating for six.
There is a large table with seating for 6 in the south bar/living room of the house, seating for two in the parlor, and a comfortably furnished family room/game room with a television, three couches, a library and bar, with sliding glass doors leading to the fenced-in rear yard. The rear yard is outfitted with an additional BBQ and features a covered patio, a built-in stone bench, and outdoor seating for six to eight.
The house WILL accommodate additional tasteful furnishings (chairs, bookcases, couches, etc.) that you may own and don't mind sharing in the common use areas with your fellow housemates.
All tenants are expected to be respectful of all furnishings, appliances and cookware in the house, no matter who they belong to. Mutual resepect and the ability to get along with your housemates is rule number one - even in a house big enough where you may barely see them.
Use of the grounds, pool and facilities is absolutely encouraged, as the Ranch is plently large enough to provide all tenants with a luxury living experience.
Utilities are included in the rental price (electric, water, gas, heat, broadband wifi, pool service and gardener). Both the neighborhood and the house are gated. The location and the neigborhood ensure your privacy and security, and is in one of the most exclusive foothill communities in Los Angeles County.
Lease Terms
Living suites are available on a 3 to 16 month lease, negotiated at the time you apply. Each suite is priced individually as noted on the Floorplans Page.
The security deposit is typically equal to one month's rent. Pets and other circumstances may affect your deposit.

Please do not attempt to access the community or do a "drive by" to see the estate unannounced. The security gates require codes to enter, vehicles and gate entries are recorded on camera, and circumventing neighborhood security is absulutely prohibited.
Gate codes and remote controls are supplied to approved tenants ONLY upon leasing. Once a resident, there is process to buzz in guests and there is ample off-street parking on the property for both tenants and their guests.
